Doors and Windows Installation: Plan One Fitting Project

Cii Double GlazingPlanning Guides

Replacing windows and patio doors in one project starts with a list of openings. Record what you want changed at each one, settle the specification before ordering, and agree the fitting order and who finishes each junction in writing. A decision about the patio door can affect work in other rooms, especially if you need to keep a route through the house open.

When doors and windows installation runs across several rooms, the plan needs to name each opening and spell out what the fitters will do there.

Start with one list of openings and priorities

Walk through the house and name each proposed replacement, such as "front bedroom window" or "kitchen patio doors". Note which openings you see together from outside. Include any window or door you want assessed for repair before deciding to replace it.

For each opening, recordWhy it matters to the project
Room and positionKeeps the quote, specification and fitting plan tied to the right opening
Keep, repair or replaceStops an unnecessary replacement being carried forward as an assumption
Main prioritySeparates ventilation, easier operation, garden access, privacy and appearance
Access constraintsFlags heavy furniture, restricted side access or a difficult delivery route
Nearby finishes or planned workShows where flooring, blinds, decoration or paving could affect the sequence

Separate essentials from preferences. If you rely on one entrance every day, say so before dates are agreed. Include the front door or back door only if you plan to replace it, because a list of every door in the house makes the quote harder to follow. If an existing door is staying, mark it as staying so it does not drift into the scope.

Note any sticking window, draught or damaged glazing on the list, but leave the diagnosis to the surveyor. Our guide to what happens at a window and door replacement survey explains what gets measured and checked at each opening.

If a single unit has a fault on an otherwise sound frame, it may be a repair rather than part of the replacement. Our repair process is a survey visit to diagnose the fault, ordering any parts needed, then booking the repair. We do not offer same-day or emergency repairs.

Match the specification across each elevation

A colour name alone will not tell the fitters how you expect the finished units to look together. Compare frame finish inside and out, sightlines, handles and glazing appearance, then decide which openings should match. Our replacement windows come in several styles and finishes, so you can specify where windows and doors should match and where they can differ.

Work elevation by elevation. The street-facing windows and front door are seen together, so you might keep them consistent and choose a different finish at the rear. If the front has a mix of window styles, ask how the frame divisions and sightlines will line up. If a bay is involved, record each section as its own opening on the list.

For each window, agree which sections open and in which direction. With sliding patio doors, agree which panel slides and which side you will use each day, and allow for furniture near the opening. If you are also weighing French doors at the back, settle your everyday route to the garden and the space for open doors before the arrangement goes on the quote. If easy passage to the garden matters, discuss the threshold alongside the finished floor and the outside surface.

Put each room's needs on its own line

Privacy glass, ventilation, safety glass and escape openings depend on the room, so copying one window specification across the house can miss them. The Planning Portal guidance on replacement windows and doors sets out that Building Regulations cover thermal performance, safety glazing, ventilation and means of escape. Our replacement window building regulations checklist goes through each one.

If the property is listed or in a conservation area, flag it at the survey and check what consent is needed before choosing designs. A new door style or a different window pattern may not be treated like a like-for-like replacement.

Plan the fitting order around access

Agree a room-by-room sequence before fitting begins. Decide where the team will come in and carry units, where materials can be put down, and which rooms you need to keep using. If the patio door is your main route to the garden, or the only other way out besides the front door, ask how access will be kept workable while it is out.

With patio doors, think about the route from the delivery point to the back of the house as well as the space inside the room. Tell us about tight gates, steps or awkward turns before fitting day. Clear windowsills and the space around each opening, move fragile items, and keep children and pets away from the work areas.

Line up other trades

If a decorator, floor layer, bathroom fitter or paving contractor is booked, share their dates before the fitting schedule is agreed. A floor layer may need the patio threshold height fixed first. A bathroom fitter may need the new window in before tiling the reveal. Ask which finished surfaces should be in place before installation and which should wait until after, and keep the answer in the written scope rather than in a conversation on fitting day.

Agree who finishes each junction

"Making good" means different things on different quotes, so spell it out. Does the scope cover internal trims, local plaster or paint repairs, external sealant and the finish at the patio threshold? Where another trade is involved, agree who does each part and when they can start. Altering a wall or forming a larger opening is separate structural work, so it should be specified on its own if you want it.

Before work startsAgree in writing
Access and protectionWhich rooms and routes the fitters need, and who moves furniture and takes down blinds
Fitting orderWhich openings are tackled first and how essential access is kept
Finishing junctionsWhat the installer finishes and what another trade or the homeowner finishes
Old unitsWhether removal and disposal of the old frames and glass are included
Changes found on siteWho explains any extra work and confirms it in writing before it goes ahead

One itemised quote for the whole project

Ask for an itemised written quote after survey, with a line for each window and the patio door covering location, style, opening arrangement, finish and glass. Installation, removal of old units, making good and exclusions should be written down too. Then, if you change one room, you can see which part of the scope moves.

If a window only needs new glass or a door only needs adjusting, ask for that to be shown as a separate option from a new unit. Combining openings into one project does not in itself fix the fitting duration, so agree the programme once the survey is done. At the end, test every opening, not just the patio doors. Our guide to door and window installation mistakes covers the handover checks.

FAQ

Should all my windows and doors be the same colour?

Not necessarily. Frames seen together from one viewpoint usually look best in the same finish, but a front door is often a contrasting colour, and a rear elevation that is not seen from the street can have its own finish. Decide elevation by elevation and record the choice against each opening on the quote.

Can I still use the house while the patio doors are being replaced?

Yes, as long as access is planned. Tell us which entrance you rely on each day, and we will agree a fitting order that keeps a usable route in and out of the house while each opening is changed.

Is widening a patio door opening the same as replacing the doors?

No. Replacing doors in the existing opening is a replacement job. Widening the opening alters the wall and needs structural work, and possibly separate approvals, so keep it as its own item in the project brief and quote.

Can I add more windows to the project after the survey?

Yes. Each extra opening needs to be measured and added to the written scope before anything is ordered, so the quote, the fitting order and the paperwork stay accurate.
